From static asset to adaptive wellbeing hub
People are redefining value in housing, from size and status to flexibility, health, and experience. Global evidence shows that wellness-oriented homes can command 8–15 percent price premiums, while WELL and similar certifications have grown more than tenfold since 2020. As per research reports, in the UAE, nearly half of residents say they are extremely likely to pay more for homes designed around physical and mental wellbeing, with indoor air quality, natural light, and wellness amenities now core purchase criteria, not add-ons.
New living concepts are scaling in the UAE
Hybrid work has stabilized globally at around 1.3–1.5 days per week, pushing demand for “third-space homes” with integrated work zones, sound insulation, and strong digital infrastructure. At the same time, wellness-integrated communities, co-living formats, and green, carbon-conscious projects are gaining traction as UAE real estate transactions cross AED 893 billion and investors prioritize sustainable, lifestyle-led assets. For developers, this means competition will increasingly be about lived experience and community design, not just location and built-up area.
Wellness and sustainability are becoming monetizable features
Buildings account for roughly 40 percent of global CO₂ emissions, putting real estate at the center of climate targets and investor scrutiny. Buyers and institutions are now treating energy efficiency and green certifications as pre-conditions, with UAE data showing sustainable properties can earn 8–12 percent price premiums versus conventional stock. Developers who design for wellness scoring (air, light, sound, water) and carbon performance can unlock higher pricing, lower financing costs, and more resilient long-term demand.
