From hospital visits to holistic later-life living

As per research reports, the UAE’s 60+ population is projected to rise from about 0.31 million in 2020 to roughly 2 million by 2050, more than a six-fold increase, with around one in seven residents expected to be over 60. Life expectancy is around 78 years, above the global average, and seven in ten residents (including expats) say they would like to retire in the UAE, attracted by safety, healthcare quality, and infrastructure. Yet today, most “solutions” are hospital-centric or adapted mainstream housing, not communities designed for comfort, independence, and purpose in later life.

Early projects exist, but the ecosystem is incomplete

Emerging initiatives such as Rimaal Village, Amana Healthcare Village, and Elder Square cover pieces of the puzzle, long-term care, day hubs, or senior-friendly communities, but no fully integrated senior-living ecosystem operates at scale yet. International benchmarks from the US, Europe, and India show how housing, wellness, social programming, and on-site healthcare can be combined into layered, commercially viable senior residences. The UAE has the ingredients: world-class healthcare, strong safety, and rising wellness consciousness, but has not yet translated them into a full continuum of senior-living options.

Demand will span care, wellness, and social connection

Survey data suggests older Emiratis want proximity to family and community, with many open to paid assistance when family support is not available. Holistic senior living will need to blend barrier-free design, maintenance-free housing, and daily assistance with preventive health, nutrition, fitness, and rich social calendars. Regulatory enablers such as retirement visas, Golden Visas, and zero personal income tax make the UAE attractive for both local and international retirees, increasing the addressable market for senior-focused concepts.
